Our History
Founded in 1960, McKinstry Co. originated as a Seattle-area plumbing and piping
contractor that soon established itself as a full-service, self-performing
mechanical contractor. Since then, our offerings have grown to include every
facility need -- from building design to facility management.
McKinstry Co. developed the first Web-enabled facility management service,
InfoCentre. in 1998, and established essention to focus on InfoCentre’s
continued development. InfoCentre services include: work flow management,
computerized maintenance and equipment management, AutoCAD drawing management,
construction documentation, facility communications, and management reporting.
The combination of InfoCentre and our high-touch, 24x7 customer service center
provide added value to our facility management services.
McKinstry/essention’s facility management expertise derives from over 45 years
supporting the operation of facilities with a variety of solutions based on our
customers’ specific FMS needs. We operate from our Seattle headquarters --
featuring over 200,000 square feet of office, fabrication, and logistical
support facilities. Our facility solutions are deployed in high-end retail,
campus settings, commercial, conferencing and public assembly facilities,
government, critical environment data centers, as well as critical laboratory
environments. We manage and support the management of over 90 million square
feet of real estate in the Pacific Northwest and across the nation.
Additionally, McKinstry/essention offers a wide range of services that are
self-performed by our 650+ employees, including 24-hour emergency service,
maintenance and operation programs providing system repair, remote monitoring,
and site engineering options. A special projects group provides fast track,
owner-directed retrofits, replacements, and tenant improvements. Throughout our
business, we apply best practices to enhance facility performance while drawing
on our deep experience to develop and provide innovative, cost-effective
solutions and the best service for our customers.
What We Do
InfoCentre is designed, quite simply, to help our customers
better manage their building assets and to deliver superior customer service to
the building occupants. It is a highly scaleable technology solution that
consolidates service information in an easily accessible central database.
InfoCentre is an integrated Web-based service center that includes a 24x7
service desk, staffed by customer service representatives. Customers and their
building or facility occupants and vendors make online service requests, view
status, and create customized reports as McKinstry/essention customer service
representatives move issues through to resolution using a combination of
high-touch and high-tech.
Effectively managing the physical assets of a building or
facility is yet another key to achieving and maintaining profitability.
InfoCentre includes an intricate equipment management system combined with a
maintenance scheduling component to preserve warranty protection and extend
equipment life expectancy by staying up to date on preventive maintenance
requirements.
The real estate industry has seen dramatic changes in

Executive Profiles
McKinstry/essention was founded and is led by President and CEO
Dean Allen, an entrepreneur with a highly successful track record. Prior to
establishing McKinstry/essention, Allen led the way in developing McKinstry
Co., a profitable engineering, construction and facility management firm in the
Pacific Northwest.
The company utilizes an advisory council consisting of key
industry experts. Council members include representatives from the real estate
industry, application service providers, wireless communication companies, and
Internet technology firms.

Dean Allen
President and CEO
Dean Allen envisioned the future of facility management when he
established McKinstry/essention in May 2000. McKinstry/essention was spun-off
from McKinstry Co. to focus on the development and marketing of InfoCentre, a
Web-based facility and property management solution. Since the company’s
inception, Allen has spearheaded the strategic direction of the business and
has been actively involved in creating the company’s vision and services.

As president of both McKinstry Co. and McKinstry/essention, Allen has extensive
experience and knowledge of the commercial real estate business. He has been
successful in building McKinstry, which his father, George Allen, co-founded in
1960, into the leading "full service" mechanical contractor in the Pacific
Northwest. Under Allen’s leadership, McKinstry/essention has grown in its first
year of operation to include more than 65 employees and a rapidly expanding
client base featuring multiple large real estate companies and Fortune 1000
organizations across the United States.
He is also the founder of The McKinstry Co. Charitable
Foundation, which contributed more than $100,000 to various educational,
cultural and child services organizations in 2000. Allen graduated magna
cum laude and Phi Beta Kappa from the University of Washington with degrees in
Biochemistry and Psychology.

Bill Teplicky
Chief Financial Officer
Bill Teplicky joined McKinstry/essention as Chief Financial
Officer in September 2000. Prior to then, Teplicky served as Chief Financial
Officer at McKinstry Co. for eight years. He was also responsible for managing
McKinstry's information technology resources.
Previously, Teplicky was a principal with The Blume
Company, a Seattle-based commercial real estate development firm.

He has over 20 years of real estate development, leasing and property
management experience.
Teplicky earned his bachelor’s degree in Business
Administration, with a concentration in Accounting, from the University of
Washington.
